Hendricks County has been one of the fastest-growing parts of the Indianapolis metro, and the housing reflects it. Avon, Brownsburg and Plainfield are dominated by subdivisions built in the last two decades. That makes the flooring work predictable, and it makes one question more important than any other: what is under the floor.

Newer subdivisions and builder-grade flooring

The most common project here is replacing what the builder put in. Builder-grade flooring is specified to hit a price point in the sale, not to last fifteen years - thin carpet that wears through in the traffic lanes first, entry-level vinyl, laminate that opens up at the seams.

The advantage is that these are clean jobs. The subfloor is usually flat and sound, nothing unexpected turns up behind the baseboards, and the work moves fast. The decisions are about material and layout rather than problem-solving, which is a different experience from a hundred-year-old house.

It also means the whole main floor is often done at once rather than room by room, which is generally both a better result and better value than phasing it.

The slab question

A large share of newer Hendricks County construction is slab-on-grade or has substantial slab areas, and this is the single most important thing to know before choosing material.

Concrete passes moisture vapour upward from the ground continuously. It never stops, and it is why solid hardwood is generally not recommended directly over a slab - the wood absorbs that moisture from below and moves.

Engineered hardwood is the answer when you want a genuine wood surface over a slab. The real-wood wear layer sits on a stable plywood or composite core that does not react to seasonal moisture the way a solid plank does. Luxury vinyl plank is the waterproof alternative and the usual choice for kitchens, mudrooms and anywhere water is a realistic possibility.

We take a moisture reading on the slab during the measure rather than assuming, and the reading goes in the paperwork.

Older Hendricks County homes

Not everything in the county is new. Danville, the older parts of Plainfield along the National Road, and the farmhouses outside the subdivisions are a different job - layered subfloors from decades of previous flooring, transitions at mismatched heights, and trim that has to be cut to match rather than bought.

These are good projects, they just need the prep costed properly rather than discovered on install day. We open things up during the measure so the quote reflects what is actually there.
