Flooring Installation in Boone County and Zionsville

Boone County holds two very different kinds of house, and the flooring job is genuinely different depending on which one you own.

Boone County is one of the faster-growing parts of central Indiana, and that growth sits alongside housing that is considerably older. A flooring job in the village core of Zionsville and one in a subdivision finished last year are different pieces of work, even when the finished floor looks identical.

Two kinds of house, two kinds of job

The older housing around Zionsville village brings the things older houses always bring: subfloors that predate modern standards, floors that have been covered over more than once, and occasionally original wood worth saving rather than replacing.

The newer building across Whitestown and the growth corridors is the opposite problem. Construction is recent, subfloors are usually flat and sound, and the flooring itself is frequently builder-grade specified to a price rather than to how the house gets lived in.

Neither is harder than the other. They just need different questions asked before quoting.

What we check in older Boone County homes

Layers, first. A floor gets tired, somebody covers it rather than removing it, and thirty years later there are three floors to take out instead of one. The clue is floor height at the doorways and an unusually tall transition strip.

Then the subfloor itself, for movement, for soft spots from old leaks, and for whether it is flat enough for the material you want. Wide planks and large tiles are far less forgiving of an old uneven subfloor than narrow strip flooring is.

And whether there is original hardwood under the carpet. It happens more than people expect, and refinishing an original floor is frequently cheaper and better than covering it with something new.

What we check in newer builds

Mostly, whether the specification matches how you actually live. Builder-grade flooring is not defective — it is specified thin, with a minimal wear layer on hard surfaces and low twist and density in carpet. In a bedroom that is genuinely fine. In the main route through the house it wears visibly within a few years.

Carpet is the other one. Builder programmes are fast, and power-stretching takes longer than kicking carpet into place. Carpet fitted the quick way looks flat on handover day and ripples within a few years, which is one of the more common things we get called about in newer subdivisions.

The slab and basement question

A good deal of newer Boone County building includes slab areas and finished basements, and both change what belongs on the floor.

Concrete passes moisture vapour upward, seasonally variable, so any installation over slab starts with a moisture reading rather than an assumption. Solid hardwood over a slab is not recommended; engineered handles it, and waterproof-core products sidestep it entirely.

Engineered hardwood yes, solid hardwood no. Below-grade concrete passes moisture vapour upward and solid wood responds badly to that. We take a moisture reading before specifying anything for a basement.
