Flooring for Rental Properties and Turnovers in Indianapolis

Cost per year of service, not cost per square foot. How to spec a rental floor that survives turnovers and can be repaired a room at a time.

Indianapolis has a very large single-family rental market, and the flooring conversation with an owner or a property manager is a genuinely different one than with a homeowner. A homeowner is buying something they will look at every day for fifteen years. An owner is buying something that has to survive tenants they have not met, turn over between them in days rather than weeks, and be fixable in one room without touching the rest of the building. Those are different specifications, and the cheapest floor is usually not the one that wins.

The number that matters is cost per year of service

A cheap floor that needs replacing at every second turnover is more expensive than a mid-grade floor that lasts through five, and it costs you vacancy on top.

That is the whole calculation. Divide the installed cost by the realistic number of years it will survive in that unit, and add the vacant days each replacement costs you. A floor that saves a dollar a square foot and dies twice as fast is not a saving.

It also changes where you should and should not economize. Prep is not the place - a floor that fails early because the subfloor was not right costs you the whole installation again. Material grade within a product line often is the place, because the difference between a mid and a top-tier wear layer matters less in a five-year horizon than in a twenty-year one.

Why luxury vinyl plank became the default

Almost every rental spec we quote now is luxury vinyl plank, and the reasons are practical rather than aesthetic.

It is waterproof, which matters because the most common catastrophic damage in a rental is water - an overflowed toilet, a failed supply line, a dishwasher nobody mentioned for a week. A floor that survives that is worth a great deal.

It handles pets, which is increasingly not optional if you want to fill a unit.

It installs fast as a floating floor, which is the turnover argument: a unit can be refloored and re-let inside a week rather than a month.

And it is repairable. Which is the part most owners underrate.

Repairability is the specification nobody writes down

In a rental, the question is never whether a floor will get damaged. It is what happens when it does.

The version that costs you least is one where a damaged plank comes out and a new one goes in and the room does not have to be redone. That is achievable, but only if you plan for it, and the planning is boring: buy extra material at the time of installation and store it in the unit or in your own storage. One or two boxes per property. Label it with the address.

Dye lots and production runs mean the same product bought two years later will very likely not match. Attic stock is the difference between a two-hundred-dollar repair and a full room replacement, and almost nobody does it.

Carpet tile is worth knowing about for the same reason. In a unit where carpet is the right answer, modular tile lets you replace the damaged square rather than the room. It is a commercial product and it looks like one, which rules it out of some properties and makes it ideal for others. Small flooring repairs covers the kind of work this makes possible.

Where carpet still makes sense, and where it does not

Carpet in bedrooms is still normal in the Indianapolis rental market and tenants expect it. Carpet in living rooms, hallways and anywhere near a kitchen is a liability that gets replaced at almost every turnover.

If you are using carpet, the fiber choice matters more in a rental than anywhere. Polyester takes stains well but crushes permanently and will look tired at the second turnover. Nylon costs more and recovers. Solution-dyed products hold up to aggressive cleaning, which a rental turnover involves.

And the pad. A thin pad in a rental is a false economy exactly like a thin pad in a house, except that the consequence lands on your schedule rather than your comfort.

Turnover speed, and the thing that slows it down

The install itself is rarely the bottleneck. Floating LVP through a small unit is a day or two of work.

What slows a turnover is discovering the subfloor after the old floor is up. Water damage under a kitchen vinyl that nobody reported. Soft plywood by a bathroom. A slab reading high on moisture in a basement unit.

The way to keep that off your critical path is to look before you schedule. If you know a unit is turning, pull up a corner of the existing floor in the wet areas while the tenant is still in it, and you find out in advance rather than on day one of a booked crew. Subfloor preparation is what it costs when you find something.

It is also worth being straight with your installer about the timeline. A crew that knows the unit needs to be re-let on the fifteenth will sequence differently than one that thinks it has an open window.

Portfolios, and doing it the same way twice

If you own more than a handful of units, standardizing the specification is worth more than optimizing any single job.

One product, one color, across the portfolio. Then attic stock covers every property rather than one, a crew that has done four of your units already knows the spec, and quoting the fifth is a phone call rather than a site visit.

It also removes the slow decision. Most of the delay in rental flooring is not installation, it is somebody choosing a color again for the ninth time.
