Flooring Installation in Lawrence, IN: Fort Ben Conversions, Post-War Ranches and the New Townhomes

The converted quarters at Fort Harrison are the most interesting floors in Lawrence and the ones that punish a careless install. These are masonry buildings from the 1900s and 1910s, with original wood floors in many rooms, tall baseboards, deep door casings, and subfloors that have been through a century of use and several conversions.

The first question is whether there is original hardwood worth keeping. Often there is, under carpet laid during a 1980s or 1990s conversion, and where it is sound, refinishing it is usually the better answer than covering it. Refinish or replace covers how to tell. Where new flooring is going down, the subfloor gets checked for deflection and squeaks and screwed off before anything else, because a floating floor over a bouncy old subfloor clicks and separates.

The other Fort Ben rule is respect the trim. Original baseboard and casing in these buildings are often profiles that are no longer made. We cut transitions and shoe mold to match rather than replacing, and we undercut casings so the new floor slides beneath them instead of stopping short with a caulk line. That is slower and it is the difference between a floor that looks like it belongs and one that looks installed.

Right alongside the conversions, newer townhomes have gone in over the last fifteen years. These are the opposite job: flat, dry, modern subfloors, open main floors, and usually a slab or a finished lower level.

The default here is one hard surface through the main floor. Luxury vinyl plank is the common choice for a townhome with a busy household or a rental future, because it is waterproof and goes down in a day. Engineered hardwood is the step up for an owner who wants real wood over a slab, glued down after a moisture test. Either way the main-floor sightline in a townhome is long and narrow, so plank direction and a consistent product through the whole level matter more than in a chopped-up floor plan.

Most of Lawrence's housing went up between 1950 and 1975, in the neighborhoods off Pendleton Pike, 56th Street and Franklin Road: brick and frame ranches, split-levels and the occasional two-story, on crawl spaces, slabs and partial basements. These houses have been floored two or three times already, and what is under the current floor is the whole job.

The pattern we see constantly: carpet over an original oak strip floor in the living room and bedrooms, sheet vinyl over an older sheet vinyl in the kitchen, and a slab or crawl space that nobody has checked for moisture in decades. Pulling back a closet corner tells you a lot. Original oak that is sound is worth saving. Old sheet vinyl over cutback adhesive is worth leaving in place under a floating floor rather than grinding.

Crawl-space ranches add one thing: moisture from below. A damp crawl space pushes humidity up through the subfloor and into whatever is on top, which is why solid hardwood in a ranch with a wet crawl space cups, and why the answer there is often a floating plank or a properly acclimated laminate over a vapor barrier rather than a nailed solid floor. For the main living areas of a ranch or split-level, a waterproof laminate or LVP through the whole level, including the kitchen, removes the carpet-to-vinyl line that dates these houses and handles the traffic. For a Fort Ben conversion with original hardwood, refinish it and match new hardwood into any rooms that lost theirs. For bedrooms everywhere, carpet on an upgraded pad is still what most families want, and it is quieter over a crawl space than any hard surface.
